Our pick: Mach One Reports
Here is our honest pitch in one paragraph. We import your existing comment library in your exact words, reading 7 common file types, so nothing gets rewritten into robot text. You talk as you walk, your words are matched to your own library, and the report comes out sounding like you and basically done before you leave. It is built to tell "no damage" from "damage," so it does not just grab any comment with the word damage in it. Your data and clients stay yours and you can export anytime, and it keeps capturing offline in the crawlspace.

What Spectora is good at
Spectora is polished, widely used, and well supported, with a large user base and a modern app. It was named the official migration path for Horizon customers, with one-click migration and onboarding help, and it has been offered at a discount through some inspector associations. If you want the most-traveled road with plenty of community around it, that is Spectora's strength. Worth knowing: Spectora also owns HomeGauge, so those two are one company.
What to weigh before you pick it
A one-click migration is very good at moving records, the dates, addresses, prices, and contacts, but moving your comment library in your own exact words is a separate question worth asking directly. Introductory discounts also end, and pricing changes over time, so get the real ongoing number in writing. None of this is a knock. It is the same due diligence you should do on every tool, including ours.
The other alternatives
- Property Vision. Free for a window and then a monthly price, backed by a large real-estate data company. Slick, and worth asking what a data company does with your inspections and client list.
- Established report tools. Long-running options at standard monthly prices, usually with do-it-yourself import. Solid and familiar, with the setup work mostly on you.

"Do you import my comment library in my exact words, or rebuild it into new text?"
